Upcoming Rental Law Changes from 1 May 2025 – What Property Owners Need to Know
From 1 May 2025, new rental laws in Queensland will take effect, introducing changes to rental applications, property access rules, and tenant requests for fixtures or structural changes. These updates will affect how rental properties are managed and require adjustments to certain processes to remain compliant.

1. Changes to the Rental Application Process
A new mandatory rental application form will be introduced, and property managers must offer tenants at least two different ways to submit their applications. One of these methods must not require the use of a specific online system.
There are restrictions on the type of questions and documents that can be requested from an applicant in determining their suitability for the rental.

2. New Rules for Property Entry
- The minimum notice period for entry will increase from 24 hours to 48 hours.
- New limits will be introduced on how often a property can be accessed after a Notice to Leave has been issued or a Notice of Intention to Leave has been given.

3. Process for Tenant Requests to Install Fixtures or Make Structural Changes
- Tenants must submit requests in writing to install fixtures or make alterations.
- Property owners will have 28 days to respond.

What Property Owners Need to Do
This adds to the list of new laws that create timeframes and deadlines for response. Please ensure we are aware if you intend to be out of phone/email reception for more than a week.
