GETTING THE RIGHT TENANT – THE PROFESSIONAL AGENTS SCREENING PROCESS

Finding a suitable tenant with a good rental history, stable income, and a desire to treat a property with respect doesn’t just happen through luck.  Whilst it’s the goal of every property owner and their agent to find the right tenant, it’s good marketing and a professional screening process that delivers the right outcomes. 

McAdam & Turnbull Realty operate with a ‘hands on approach’ to property management designed to maximise the opportunities for landlords, and that includes thoroughly screening potential tenants.  Tenancy enquiries and applications usually come from advertisements on realestate.com.au, the McAdam & Turnbull website, and the office rental list for walk in enquiries. 

Careful screening is an important part of finding the right tenant for a property.  McAdam & Turnbull requires prospective tenants to complete a detailed application form which allows the Property Managers to undertake thorough reference checks (including searching the tenancy database) before recommending an applicant to the property owner. 

The key information assessed by the McAdam & Turnbull Property Managers includes identification (100 ponts), personal references, rental history, capacity to pay rent and the applicants demonstrated attitude to renting.

Professional property managers take their legal responsibilities seriously, and whilst a range of information is considered in assessing a tenant, it’s important to note that it’s unlawful for property owners to discriminate against prospective tenants on the basis of certain attributes such as age, gender identity, and race amongst others.

Once the property owner has selected a tenant McAdam & Turnbull will prepare and coordinate the signing of the ‘General Tenancy Agreement’, otherwise known as the lease which contains a range of key information.  This includes the length of the tenancy (e.g. 6 months/12 months), the weekly rental amount, bond, inclusions/exclusions and other special conditions.  The lease is a legally binding agreement between the property owner and the tenant and provides both parties with certain rights and responsibilities.  But, that’s a discussion for another day!
